With GTA buyers currently enjoying a strong edge, it’s a unique moment in our local real estate landscape. In late Q2, just 6% of GTA neighbourhoods with at least five resale transactions were overbid, while a striking 93% saw homes sell below asking, and only 1% matched the list price. The trend is especially pronounced in the condo market—of 123 GTA neighbourhoods with enough condo sales, only one saw overbidding, and 98% stayed firmly in underbid territory. Single-family homes continue to see more action: 11% of qualifying neighbourhoods were overbid, with established Old Toronto areas—particularly the east end—attracting multiple offers. However, new listings overall have softened, especially for condos, tightening supply and hinting at possible price shifts down the road. For now, buyers have more negotiation time, especially in the condo segment, but with fewer homes expected to come to market in the coming months, competition could heat up again. These patterns remind us how essential it is to have guidance grounded in deep experience and a long-term perspective—something our family-led team brings to every client relationship.
